Some offer freehold Torrens Title properties, some operate on a Strata Title basis similar to conventional home unit developments with an Owners Corporation, and others provide long-term leases or licenses to occupy the premises. Keep in mind, stamp duty will be applicable on the documentation in all cases.
Before making a decision, it is important to understand the costs involved. You will need to consider the initial entry price, ongoing charges, and desired accommodation style. Additionally, think about your care needs and desired lifestyle features like leisure facilities.
Retirement village residents are often retirees living on fixed incomes, so it is vital to budget carefully. Be aware of the potential for a departure fee, exit fee or deferred management fee when you leave, which could exceed 25% of the amount you might be expecting to receive when leaving the retirement village.
In most cases, recurring charges may continue until a new resident replaces you.
Also, many retirement villages require a medical examination by a doctor of their choice before admission. If they deem you too frail or in need of higher levels of service than they provide, they may reserve the right to terminate your occupancy.
